CHALLENGE
In 2017, Family Healthcare Hagerstown entered into a service agreement with Boland to maintain controls and equipment. When they initially provided the Boland team with their energy data, the 31,740 sq. ft. medical office building had an Energy Star score of 51. Over the years, they have diligently acted upon the recommendations outlined in their Building Performance Reports and the expertise of their Boland service technician, including:
Optimizing duct static pressure
Adjusting temperature setpoints for efficiency
Fixing outdoor air damper leaks
Upgrading to Tracer® SC+
After these improvements were made, the building’s Energy Star score increased to 63 (see Figure 1). Family Healthcare realized the benefits associated with this increase and asked the Boland team how they could further support their goals of improving energy efficiency and reducing operating costs.

SOLUTION
Observations in their Building Performance reports revealed excess energy consumption during summer months and the use of costly electric reheat that could be avoided during warmer temperatures. Boland created a custom program that included a rooftop unit (RTU) supply air temperature reset and a variable-air-volume (VAV) reheat lockout program to decrease energy consumption. RTU supply air temperature reset allows the supply air temperature to decrease as the outdoor air temperature increases, optimizing energy. VAV reheat lockout programs collect data on the temperature and humidity of the building and proactively control temperature and air volume, improving energy efficiency.
RESULTS
Boland’s partnership with this client helped decrease its energy consumption by 15.6% compared to the 2017 baseline, saving over $46,000. The building’s new Energy Star score is 83, and they were awarded an Energy Star Certification in 2024.
