CHALLENGE
Since 2018, Boland has helped a 50,000+ square foot medical office facility in Rockville, Maryland provide a comfortable, healthy indoor environment for their patients and staff. Building ownership was looking to save energy and reduce operational costs, while still providing compliant, comprehensive care to immunocompromised patients.
With new building energy legislation passed in Montgomery County in 2021, building ownership was also tasked with reducing its EUI in order to meet its Building Energy Performance Standard (BEPS) target.
SOLUTION
The medical facility entered into a Connected Analytics Service Agreement with the Boland team. This service enables the Boland operations and engineering staff to optimize system performance by leveraging continuous data collection and 24/7 insights into equipment operation and performance, including:
Improving equipment performance & indoor environment using advanced analytics and fault detection
Capturing how HVAC equipment operates during different loading conditions & optimizing accordingly
Increasing reliability and lowering total cost of ownership
This service agreement qualified for the local utility’s Monitoring-Based Commissioning (MBCx) program, which incentivizes building owners to save energy and monetize their savings. Boland’s Energy Services team assisted with the application for the program, as well as fulfilling the reporting requirements.
RESULTS

The facility has reduced its Energy Usage Intensity (EUI) by 31% since the start of the service agreement (see Figure 1). Since the equipment modifications were included within Boland’s service contract, the MBCx Incentive Program yielded an ROI of 0.5 years.
